Thinking About Selling Your Arizona RV Park?

Whether it's a stabilized RV resort, a seasonal snowbird park, a small family-owned campground or a property that needs work, tell us about it. We'll take a straightforward look at the opportunity.

Confidential. No obligation. No pressure.

We evaluate entire RV parks, RV resorts and campgrounds — not individual RVs.

"You don't need perfect books, perfect occupancy or a perfect property to contact us. Tell us what you have and what you're trying to accomplish. We'll start there."

What we look at

We Want to Understand the Whole Deal

Most sellers have never sold an RV park before. Here is everything we review, so you know what a serious conversation actually covers.

The Real Estate

Location, acreage, zoning, access and expansion potential.

The Income

Revenue, occupancy, rates and other income sources.

The Expenses

Utilities, payroll, insurance, repairs and operations.

The Infrastructure

Water, wastewater, electrical, roads and amenities.

The Opportunity

Current performance plus realistic value-add potential.

Your Goals

Price, timing, retirement, financing and what matters to you.

The five questions Arizona owners ask

Straight Answers Before You Ever Give Us Your Number

Each of these has a full resource page. Read first. Contact us when it makes sense.

01

How much is my RV park worth in Arizona?

Arizona RV parks are generally valued from income, not from price per acre or what you paid. Learn how gross revenue, other income, operating expenses, NOI and capitalization rates fit together.

02

Can I sell without listing it with a broker?

Both a traditional listing and a direct, off-market conversation can be the right answer. Here is an even-handed look at what each path involves so you can choose deliberately.

Discuss My Park Confidentially
03

Can I sell with water, septic or deferred-maintenance problems?

Potentially, yes. Before you spend six figures repairing a well, a lift station or a bathhouse, find out whether a buyer would look at the park as-is.

04

How does snowbird season affect my park's value?

A park that fills in January and empties in July is not read the same way as a steady year-round property. See exactly what buyers examine month by month.

05

Should I seller-finance my Arizona RV park?

Carrying paper can create monthly income and flexibility — and it carries real risk. An honest look at both sides before you commit to a structure.

Arizona-specific

Snowbird Season Changes How Your Park Is Read

A strong February in Yuma or Apache Junction does not annualize. Buyers look at trailing twelve-month results, month-by-month occupancy, seasonal rates, returning guests and how much the property costs to run in the summer. Understanding that pattern before you talk price protects you.

Tell Us About the Park

Short form first. Add detail only if you want to. We'd rather see an imperfect submission than never hear about the property at all.

  • No listing agreement and no exclusivity
  • We keep the conversation off-market unless you decide otherwise
  • We'll tell you if we're not the right buyer
  • We will never tell you a park is under contract when it isn't

Tell Us About Your Arizona RV Park

Don't know all the answers? That's completely fine. Give us what you know.

Confidential. No obligation. No pressure. Submitting this form is a request for a conversation — it is not a listing agreement, an offer or a contract. We evaluate entire RV parks, RV resorts and campgrounds, not individual RVs.

Common questions

Before You Reach Out

Do you buy individual RVs or motorhomes?

No. We evaluate entire RV parks, RV resorts, campgrounds and mixed RV/mobile home communities in Arizona. We do not buy individual RVs, travel trailers or motorhomes.

My park isn't in great shape. Is it still worth contacting you?

Yes. Water issues, aging septic, 30-amp pedestals, vacant sites, rough roads and incomplete books are ordinary parts of the RV park business in Arizona. Show us the property as it actually is and we will tell you honestly what we see.

Is this confidential? I don't want my tenants or staff to know.

Yes. A first conversation is private. We do not contact tenants, post signs or market a property that has not been agreed to in writing.

Will you always be the buyer?

Not necessarily. Depending on the property and your goals, a transaction might be a direct purchase by us, a purchase involving financing, a seller-financed structure, a partnership, or an introduction to another qualified buyer where that is appropriate and permitted. We will tell you plainly which path we are discussing.
